Cibus har återigen varit ute på shoppingtur: "Cibus har i fem separata transaktioner förvärvat 11 fastigheter i Sverige, Finland, Danmark och Belgien. Förvärvspriset uppgår till 41,9 MEUR och den årliga hyresintäkten är 2,74 MEUR med huvudsakligen double-net-hyresavtal. Den vägda genomsnittliga löptiden för hyresavtalen är 11,6 år. Hej, jag återkommer ännu till den här räntefrågan. Jag har i 4/24 antecknat att Cibus finansiering är omstrukturerad fram till 2/27 och räntan är 3,8 %. Expansionen till Benelux-länderna gjordes såvitt jag minns genom ett aktieutbyte, så när det gäller ränteuppgången kan en motivering vara omförhandlingen av finansieringspotten om drygt ett år och den ränterisk som är förknippad med den. Visst kan diskussionen om behovet av fysiska butiker och tillväxten inom e-handeln också ses som ett hot även för Cibus.

Insynspersoner har åtminstone varit på köpsidan, om än i ganska måttliga mängder.

Jag funderar själv på om jag ska satsa mer. Månadsutdelningarna tilltalar mig…

Jag tror att det just nu handlar om ett VD-byte, visst finns det säkert andra faktorer som jag inte vet om. För min del håller det, åtminstone än så länge.

Sjunker detta nu hela tiden på grund av ränteprognoserna?

Hur ser de upplysta fastighetsexperterna här på Cibuss framtid? Bolagets fastighetsmassa är åtminstone påstått extremt defensiv och ”earnings capacity” verkar ha stigit fint, vilket borde möjliggöra även växande utdelningar. Dessutom verkar skuldbördan inte alls omöjlig.
